WHY did we create this company? We have worked in real estate since 2004. Homeowners would come to me all the time and say: “I’m so frustrated! Real Estate Agents keep telling me I need to fix all these things in my home or clean it out to sell it!” These homeowners didn’t have the time or the money to pour into their houses. They wanted a quick, easy solution to selling. As our company grew, we encountered even MORE homeowners in situations where real estate agents were not a solution. APRIL CROSSLEY – FOUNDER

My husband, son, furry Doberman dog friend, and I live in West Lawn. Over the past 15 years, we have helped hundreds of homeowners in Berks. We renovate houses and also buy rental properties. When I started my company, I aimed to provide sellers with a one-stop shop for selling their homes. We provide you with multiple options for selling, with no obligation, and let YOU pick the option that works best for you and your family. We provide win-win solutions to help homeowners escape their sticky situations… like owning a property in need of repair, owning a property behind on taxes, owning a property full of stuff you don’t want to clean out, going through probate, or anything else. We make the process about you and your specific situation. It’s safe to say that over 12 years as both a landlord who owns rentals and someone who buys houses to renovate. I have seen it all and am confident I have the resources to help you!

MODESTA

I attended Kutztown University and have my Master’s degree from Alvernia College. I worked as an Internal Consultant for the Continuous Improvement Department at Carpenter Technology for over 5 years. My natural ability to problem solve led me to my current passion of helping distressed sellers with options to sell their homes and provide a solution. I enjoy meeting homeowners and getting to the root of the problem to figure out how I can best serve them. I love educating homeowners on their options for selling and walking them through the process from the time we view the home until the time they re-sell so that they feel comfortable and the process is stress-free! I am passionate about providing clean, affordable housing for residents of Berks and take pride in our renovation work and our rentals. Aside from helping homeowners in Berks, I also currently own L&S Equity, which is my real estate company that holds rental properties and also provides consultation and education to other local landlords.

JUSTIN

Sellers will often meet him when he comes out to take pictures of a property. Justin knows his way around a house like no other and has a fantastic gift for being able to visualize the potential a project has. Justin will come out, take pictures of the home and fill out an inspection report. This is an informal inspection. It helps us to understand what work will have to be done to the property to update it. When we renovate a home, Justin oversees and coordinates all our contractors. He picks out all of our paint colors, designs, and layouts for all of our projects. He has an excellent eye for things that oftentimes save us money, which means we can pay the seller more for a property. For example, in some instances, I feel the kitchen has to be replaced entirely, but Justin will say: I think we can salvage those cabinets and paint them. This saves us an enormous amount of money we can give to the seller by paying more for the property! Justin brings all the pictures back to Modesta & Me, and we review them with our contractor to create a fair cash offer.

AMY

She has over 30 years of experience working with seniors in both long-term care and short-term rehab settings. She began her healthcare career as young as 12 years old when she was volunteering at a local nursing home. This was when her passion for helping people and caring for others began! Amy & her husband have 3 children, 2 grandchildren.. and some furry kids too! Amy’s favorite part of her role with our team is that she’s able to still be of service to folks by helping them find solutions that work for them when it comes to selling their homes.
